    House Hunting

    We will send properties to you as they come on the market. When you are ready to view a house simply send us the address and time you would like to see it. We schedule the showings and meet you at the house or pick you up. Most showings take 15 – 20 minutes per house and up to 1 hour if needed.

    Making An Offer

    Once you find a house that you like we will do a Comparative Market Analysis (similar to an appraisal) to determine how much the house is worth, then we will talk to the seller to find out why they are moving and how we can position your offer to get you the best deal. We will prepare the offer, then send it to you for online signatures. No printing or scanning is needed. The offer is submitted with a personal call from us and your lender so that we can present you as the best buyer for this house.

    Earnest Money

    Once your offer is accepted we will deposit the earnest money with the Title Company. This deposit shows the seller you are serious about buying their home. If you cancel during the inspection period or if the appraisal comes in low and we cannot reach an agreement you can get the earnest money back. It is typically 1% – 2% of the purchase price and it comes back to you at closing as part of your closing costs or down payment.

    Home Inspection

    The home inspection period is typically 5-10 days. You have the option to hire a home inspector to review the property and tell you what is in proper working condition, what you should keep an eye on, and what is in need of repair. We can ask the seller to make repairs before the end of the inspection period. The seller then has around 5 days to respond to your requests and tell you which repairs they are willing to make. If you agree then we will move forward. If you do not agree then you can cancel and get the earnest money back.


    The appraisal determines the market value of the house and it is ordered by your lender. If the appraisal comes in at the purchase price or above the purchase price you do not have to pay more. If the appraisal comes in below the purchase price we will have to reach an agreement with the seller for a new purchase price or change financing terms.


    Closing will be scheduled with the Title Company at a time that is convenient for you. Signing the paperwork takes about one hour and you can take the keys with you!

If the ideal home is not available, we will search off-market properties to find the right one.

    Most closings take 30 days, it can be done in 14 days.
